Flat fee is a different way of paying the commission. When a seller sells through a Realtor, traditional agents commonly charge 6% at closing; 3% goes to the buyer’s agent, and 3% goes to the listing agent. With Flat Fee, the seller only pays the buyer agent commission…because the seller has paid a MUCH smaller fee upfront at listing; sellers don’t pay the listing agent at closing.

A house selling at $300,000 with a traditional 6% commission would pay $18,000 in commission.
